Project Update (September, 2024)

The project team would like to thank everyone who provided comments and feedback on West Nineteenth (LOC2024-0183) at 206-218 19 ST NW. Outreach on this land use change proposal has now concluded, though any feedback received after this time will still be provided response. An Applicant-Led Outreach Summary highlighting outreach strategies, commonly heard feedback themes, and project team responses is published for review on the website.

Proposed Land Use Change (LOC2024-0183)

On behalf of EC Living, CivicWorks has made a Land Use Redesignation (rezoning) application at 206-218 19 ST NW from the existing Mixed Use - General (MU-1f3.3h19) District to the Mixed Use - General (MU-1f3.9h24) District. The proposed change will enable a six storey mixed-use development, named West Nineteenth, with 101 units and 71 vehicle parking stalls. The proposed development vision for West Nineteenth is aligned with the final draft Riley Communities Local Area Plan which envisions six storey mixed-use developments along the 19 ST NW Community Corridor.

A supporting concurrent Development Permit (DP) application will be submitted shortly by architect Casola Koppe, reviewed for completeness by The City of Calgary, and available to surrounding area residents and broader public for additional review and comment.

The site is within the boundaries of the Final Draft Riley Communities LAP, which is anticipated to be brought forward to Infrastructure + Planning Committee on September 18, 2024 and Public Hearing in Fall 2024. Despite not being an approved or statutory policy at this time, the project team has carefully considered the alignment of the development vision with this policy which is anticipated to be approved in the near future.

The Final Draft Riley Communities LAP designates this site under the Neighbourhood Commercial Urban Form Category and a Low Building Scale which encourages street-oriented mixed-use developements up to 6-storeys in scale. 19 ST NW is also identified as a Community Corridor in the Final Draft Riley Plan: a pedestrian-oriented street intended for low to moderate growth with a range of residential, mixed use, and commercial buildings. The proposed 6-storey mixed-use development vision with active street frontage is in direct alignment with the Final Draft Riley Communities LAP.
