The project team would like to thank everyone who provided comment and feedback on LOC2022-0122 at 1023 Cameron AV SW. Outreach on this land use change proposal has now concluded, though any feedback received after this time will still be provided response. An Applicant-Led Outreach Summary that highlights outreach strategies, commonly heard feedback themes, and project team responses will be published in the “Downloadable Documents” section below. The proposal will proceed to Calgary Planning Commission, and a Public Hearing of Council in the coming months for decision.

Development Vision
We are proposing a land use change at 1023 Cameron AV SW from the existing Direct Control (DC) District (based on the Land Use Bylaw 2P80 Residential Medium Density Multi-Dwelling [R-M5] District) to a Direct Control (DC) District (based on the Multi-Residential – Contextual Medium Profile [M-C2] District). The proposed land use change would enable the development vision of two three-storey stacked townhome buildings, with 8 larger upper townhome units, 7 garden suites, an internal courtyard, and 8 on-site parking stalls (one per townhome unit). A supporting Development Permit has been submitted by Formed Alliance Architecture Studio (FAAS) to ensure a high quality ‘bricks-and-mortar’ development outcome and provide more detail about the proposed development vision.
The site features a number of characteristics that make it well-suited for the proposed land use change. The site is located close to several neighbourhood destinations such as Western Canada, Connaught, and Montessori Schools, the Mount Royal Community Association, numerous parks, grocery stores, has direct public roadway access on two sides, excellent proximity to transit and cycling infrastructure, and is within a ±2-minute walk to The City of Calgary identified Main Street of 17 Avenue SW, allowing future residents direct and convenient access to a variety of local area destinations to meet their daily needs
